The new generation shopping center Etele Plaza (55,000 square meters) and the office project Budapest One (65,000 square meters) represent Futureal Group’s contribution to the urban regeneration of the Kelenföld area in Budapest.
”The South Buda City Center Development is one of Europe’s impressive, brownfield investments, which has a hugely positive impact on the public transportation infrastructure. The realisation of this spectacular urban regeneration project is the result of a complex professional collaboration of investors”, says Dr. Imre László, Mayor of the 11th district in Budapest, Hungary. ”The project is located in Kelenföld at the largest transport hub in Hungary, the meeting point of motorways, metro line 4, tram and bus networks. Due to this synergy, already existing and planned developments reinforce each other, further strengthening the role of the area both in the capital and in the whole region.”
Hungary’s first smart mall
Etele Plaza, a project worth 300 million euros and with a GLA of 55,000 square meters, is the first smart mall in Hungary. Etele Plaza directly serves one of the most densely populated areas of Budapest, home to approximately 235,000 people. In accordance with BREEAM certification, special attention is paid to ensuring accessibility, minimizing pollution caused by artificial lighting as well as direct environmental impact, incorporating sustainable materials and promoting waste reduction and reuse.
Rooftop running track
Budapest One is an office project developed in three phases, with a GLA of over 65,000 square meters. The first phase of the project was completed in 2021, and the second and third phases, developed simultaneously, will be completed in 2022. Developed according to BREEAM and WELL standards, Budapest One has facilities such as a rooftop running track, bicycle parking and changing rooms with showers, 900 car parking spaces and has 0% carbon dioxide emissions.
What happens in Romania?
Cordia Romania, a member company of the Futureal group, is preparing for the completion, this year, of the second phase of the Parcului20 residential project, developed in accordance with the values of the Cordia Group. The project is energy efficient, the residents benefit from large green spaces, through the 3,000 sqm private garden, all the apartments are fitted with smart home systems, are efficiently partitioned, have underfloor heating and easy access to the public transport and road infrastructure.
“Parcului20 is an example of best practices in the way Cordia Romania develops residential projects, regenerating the urban landscape and improving the quality of life not only for its residents, but also for the local community”, says Mauricio Mesa Gomez, Country Manager of Cordia Romania and Spain . “In our land portfolio, which provides us a medium-term pipeline of 2,000 apartments, there are also plots that are suitable for a broad partnership between a group of investors and local authorities, as in the case of the South Buda City Center development. A good example of this is our land in the Coralilor area of Bucharest, where several developers have started or announced new projects. We want to create such a partnership, from which everyone involved will win, but especially the local community, the existing one and the one that will be created with the completion of these projects.”
