Irina Caraene, Sales Director at Cordia Romania, analyzed, together with the participants at the “Focus on Residential” panel, the evolution of the Romanian residential market in 2022 and its prospects in 2023 and presented the company’s development directions this year, after obtaining the occupancy permit for the second phase of the Parcului20 residential project. The discussion took place at the “Real Estate & Construction Forum, an event dedicated to the real estate market and organized by Business Mark on 3 March 2023 in Bucharest
“As long as you deliver a good product, the result can only be positive”, said Irina Caraene, Sales Director of Cordia Romania, speaking about the level of sales in Parcului20, which reached a percentage of 90% of the total 485 apartments in the two phases of the project completed at the end of last year. “We generally charge a 15% down payment and the rest on completion of the project, but we were surprised to find last year that some of our customers wanted to pay interim instalments as well. We work closely with partners who come up with financing solutions tailored to the client and the project, so we can offer our clients options tailored to their wishes”, added Irina Caraene.
Apartment buyers in Parcului20 during 2022 and the first two months of this year came from the ranks of both end-users and portfolio investors, to rent for a good ROI and to preserve the value of their money amid high inflation.
Parcului20 was the first project launched in the area and essentially contributed to the local community’s development. The residents have at their disposal many facilities, such as integrated smart home systems, charging stations for electric vehicles, bicycle parking spaces. A private garden will soon be arranged for the residents’ exclusive use, a playground refurbished by Cordia Romania in partnership with local authorities is nearby and Herăstrău park is a 10-minutes bike ride away from Parcului20.
