The demands of apartment buyers are constantly changing, and the Covid-19 pandemic and the war in Ukraine have produced important changes, with significant effects on the increase of heating and cooling bills. Against this background, awareness of energy efficiency has increased over the last 12 months and it has become a key issue that weighs heavily in the purchase decision. We spoke to Ion Chițurlea , Site Manager at Cordia Romania about the energy efficiency of the apartments in PARCULUI20 and the solutions chosen for reducing energy consumption in the long term.
Which are the most important advantages of the centralized heating system implemented in the project?
Centralized heating offers all the benefits of individual heating, but is more energy and cost efficient. In Parcului20, the implemented solution has been adapted to ensure that residents have an optimal energy consumption. The heating equipment functions according to the demand of energy, thus protecting the environment, significantly reducing pollution and making its contribution to solving global problems related to fuel stock and high fuel price fluctuations. Silent operation and space efficiency inside the apartment, as well as the lack of noxious emissions near the apartment, are other important advantages offered by this heating system compared to the traditional apartment heating system. Also, regular checks, carried out every two years, are no longer the responsibility of the end customer, but are carried out by the building management company for the entire system.
How does underfloor heating help reduce energy bills in the cold season?
The REHAU underfloor heating system used in Parcului20 is one of the most modern and efficient methods of heat distribution. The temperature of the heat transfer medium supplied to the installation is 30-45 degrees, unlike conventional systems that require high temperatures of 60-80 degrees. Therefore, thanks to this underfloor heating system, savings of 25-30% can be achieved, which means lower bills for homeowners.
What other energy efficiency solutions do we are implemented in Parcului20?
State-of-the-art equipment supplied by leading manufacturers has been used for this residential development to ensure efficient energy consumption and long life. For example, the lighting system is LED and operates on motion sensors, and the smart-home system provided by Cordia helps residents increase the comfort and energy efficiency of the homes they purchase. Adjusting the heating, monitoring electrical equipment with a smart plug are examples of actions that can be done very easily using a smartphone or tablet.
What thermal insulating building materials were chosen for this project?
Basaltic mineral wool insulated facade, SALAMANDER 6-chamber and Saint Gobain triple glazed windows are just some of the standard elements that result in energy efficiency and well calculated thermal insulation to ensure control, security and energy savings. Thanks to its excellent technical characteristics, basaltic mineral wool is the insulating material with the lowest heat transfer coefficient. The density of this material helps to reduce heat loss to the outside in winter and, at the same time, to keep temperatures lower inside during summer.
